In March 2025, Clackmannanshire’s property market exhibited relative stability, with average house prices experiencing modest growth. The average price for a property in Clackmannanshire over the last year was £162,000.

This affordability continues to make Clackmannanshire an attractive option for first-time buyers and those seeking value for money.

In contrast, Stirlingshire has experienced more pronounced growth in property values. As of December 2024, the average price paid by first-time buyers in Stirling was £183,000, reflecting a 10.4% increase from £166,000 in December 2023.

This upward trend is particularly evident in sought-after areas like Bridge of Allan, renowned for their desirable locations and amenities.

The rental markets in both regions remain robust. In Clackmannanshire, private rents in the Forth Valley area averaged £869 per month in February 2025, a 7.3% rise compared with last year.

Similarly, Stirling’s private rent prices rose to an average of £919 in February 2025, a significant increase from £811 last year.

While average rents have increased, the time to let properties has slightly lengthened, now taking about a week longer than last year. One-bedroom properties remain in high demand, averaging 20 days to let, with 22% of all rental properties secured within a week.
