Falkirk Isn't One Market

A two-bedroom flat in Larbert and a four-bedroom detached in Maddiston are different propositions, with different buyers, moving at different speeds. The Falkirk-wide average tells you almost nothing about either.

What we've sold in Falkirk

Five of our last six Falkirk sales went for more than the asking price.

Larger detached homes have a smaller pool of buyers, so they take longer. The right buyer is worth waiting for — that's a conversation we'd rather have at the start than three months in.

New homes

111 homes in total — 99 new build and 12 flats within the restored C-listed farmhouse and steading. The development is now complete and occupied. These are Falkirk Council social homes for rent, not open-market sales.

137 homes planned on the old school site, with work running through to 2028.

  • Japp Gardens, Polmont — 28 accessible council homes, completed
  • Reddingmuirhead — 23 affordable homes
  • Rosebank North — a further 13 homes

These are council and affordable homes rather than open-market sales.

New supply changes the shape of a local area. Most of the above is social and affordable housing rather than homes for sale, so it affects demand and amenities more than it affects what a private sale competes against.

We will not tell you a property sits in a particular catchment. It is checked against the exact address on Falkirk Council's official map, not against the street or the postcode.

Worth doing either way — whether you are buying into a catchment or selling on the strength of one.

A five-minute check on the council map settles a question that otherwise follows a sale all the way to conclusion.

Commuting

Falkirk High has direct connections to Edinburgh Waverley and Glasgow Queen Street. Falkirk Grahamston also runs direct services.

Faster trains reach either city in roughly 20 to 30 minutes, depending on the service. Worth checking the timetable against your own commute rather than taking an average.

The M9, M876, A9 and A904 connect the area. The A9/A904 improvement works are progressing, with new dual carriageway sections preparing to open.

Two cities inside half an hour is the strongest card Falkirk holds with buyers coming from outside the area.

Areas We Cover

We work across Falkirk and the surrounding area, including Larbert, Carronshore, Kinnaird Village, Maddiston, Polmont and Redding.

Most of our recent interest has come from around FK2; Maddiston, Polmont and Redding, along with Hallglen.

The housing stock varies more than people expect. Four-in-a-block flats, traditional and former local-authority terraces, semi-detached family homes, modern apartments and newer-build developments all sit within a few miles of each other, and each attracts a different buyer.
