Step 2 - Dealing With Your Tenants

Tenant Vetting

Finding the right tenants for your property is crucial. Once we identify and vet suitable candidates, they are checked further with the help of references and guarantors are put in place when required to give you confidence that your rent will be paid.

Tenant Induction

Each tenant undergoes our unique induction session in which the tenancy rules are laid down and the importance of socially acceptable behaviour is underlined.

By doing this, not only can we express what we expect from our tenants with regards to respecting their community, but we can also advise on procedures to follow in the event of any problems arising during the tenancy.

Tenancy Deposit Scheme

Under legislation introduced in 2012, O’Malley Property work alongside The Tenancy Deposit Scheme to ensure all deposits are dealt with fairly and are secure at all times, providing landlords and tenants with peace of mind.

If you are an existing landlord in Scotland with a ‘relevant tenancy’ and take a deposit from your tenant, or you renew an existing tenancy, you have two major obligations regarding the deposit. O’Malley Property can ensure these are met.

Step 3 - Complying With The Rules

Qualified Team

Everyone on the O’Malley team is fully ARLA qualified at level six for property management in Scotland and propertymark certified, giving you the confidence that they have the knowledge required to keep you right.

Laws & Licences

We will provide you with advice and guidance on all the legal aspects of being a landlord. Starting with landlord registration, through all the electrical, gas and other property certifications you need, to HMO licences if required, we are here to keep you on the right side of the law.

Client Money Protection

To safeguard your interests, we are part of a Client Money Protection (CMP) scheme, which reimburses landlords and tenants in the event that a letting agent misappropriates their rent, deposit or other finances. As part of our ARLA Propertymark membership we are enrolled in their CMP scheme.

Rent Collection & Management

Every month we check that your tenants pay your rent on time, and chase it up if they don’t. We then send it on to you and provide confirmation, so that you know the money is heading to your bank account.
