Property prices in Clackmannanshire rose 3.8% over the past year, adding £5,600 to the typical home, according to our July 2025 reports.

The area is significantly ahead of the UK average where prices have risen by 1.3% since July 2024.

The typical Clackmannanshire home is now worth £168,000, well below the UK average house price of £270,600.

Over the past month, prices in Clackmannanshire have grown slightly. And looking back over the last five years, the average property value has grown by 28.5%.

Clackmannanshire remains a hot rental market, rents are climbing modestly, while demand stays firm due to the area’s cost-effectiveness and transport links. Average private rent in July 2025 was sitting at  £875 per month, up from £847 a year earlier, a 3.4% annual increase, slightly behind Scotland’s average rise of 3.6% Strong rental demand persists, driven by affordability and excellent connectivity to nearby areas. Investors note consistently high yields.

Over the past month, prices in Stirling have been static. But looking back over the last five years, the average property value has grown by 28.4%.

Stirling continues to experience solid demand with moderate rent increases – its appealing mix of affordability and quality of life keeps the market competitive. Average private rent was £935 per month in July 2025, rising from £897 in July 2024. High tenant demand and limited supply are keeping the Stirling rental market tightly contested.

The wider trend shows that larger Scottish towns such as Stirling are increasingly attractive to renters seeking affordability and lifestyle value.

Over in Falkirk, property prices rose by around 6.0% over the past year, with the average home now worth approximately £169,000 as of June 2025, up from about £159,000 in June 2024.

That tick-up in Falkirk compares favourably with the overall Scotland average, where house prices have risen by roughly 4 – 5%

Breaking it down by buyer type, first-time buyers are paying on average £141,000, which is 5.5% higher than a year ago and mortgage purchasers are reaching an average of £178,000, up 6.3% compared to last year.

In the rental market Falkirk is drawing growing interest from renters, much like other affordable, well-connected towns. Rental yields and investor appeal remain strong. High tenant demand and limited supply are keeping the Stirling rental market tightly contested.

The UK average home price is around £268,400, making Clackmannanshire, Stirling and Falkirk still one of the more affordable places to buy property in the UK.
