Your first conversation is free, every time. Standard new mortgage business carries no broker fee at all. Some cases do carry a fee — £399 for a remortgage, £450 for buy-to-let, £99 for a product transfer, and £399 where a new case turns out to be very complex. Your adviser will tell you which applies, and why, before any chargeable work begins, and you have to agree to it first. Calluna may also receive commission from the lender when your mortgage completes, and from the insurer if you take out protection. The amount is shown in your Mortgage Illustration before you commit to anything.
Keep them. Plenty of our sellers do. Plus is only worth considering if you want the ongoing review side as well, so if your existing broker already does that, Core is the sensible choice.
Yes. The figure quoted is the figure you pay on completion, regardless of how long the sale takes or how many viewings it needs. If your sale does not complete, there is no sales fee.
Your adviser keeps a record of when your deal ends and contacts you before that happens, rather than leaving you to remember. It includes an annual review and a check of the market as your product comes to an end. It commits you to nothing, and any new mortgage would be subject to advice, status and lender criteria at that time.
