Buy-to-let mortgage advice carries a fee of £450, rising to £599 for portfolio landlords with three or more properties. A product transfer is £99, or £299 with capital raising. Your adviser will confirm which fee applies, and why, before any chargeable work begins. Calluna may also receive commission from the lender or insurer. Most buy-to-let mortgages are not regulated by the Financial Conduct Authority. Subject to status and lender criteria.

I’m already with another agent. Is this worth my time?

Only you can judge that, but the review costs you nothing and you keep whatever we tell you. If you are tied into a notice period we will tell you when you are free rather than encourage you to break an agreement.

Do I have to use your mortgage advice?

No. Core and Plus both include access to it, and you are free to use your own broker or go direct to a lender. The management service is not conditional on taking mortgage advice from Calluna Financial.

What does the mortgage advice cost?

Your first conversation is free, every time. Buy-to-let advice is £450, or £599 if you hold three or more properties. A product transfer is £99, or £299 if you are raising capital at the same time. Your adviser will tell you which applies before any chargeable work begins, and you have to agree to it first. Calluna may also receive commission from the lender when your mortgage completes. Most buy-to-let mortgages are not regulated by the FCA.

What does the extra 2.5% actually buy?

Someone watching your borrowing rather than you remembering it. Your deal end date is recorded, reviewed annually, and you are contacted before it expires rather than after. It also covers protection reviews as circumstances change, and priority access to an adviser.

Is the fee taken from the rent?

Yes. It is deducted from rent collected rather than invoiced separately, so there is nothing to pay in a month where no rent is received.

I only have one property. Is this over-engineered?

One property is exactly where the gap costs most, because there is no portfolio to absorb a void or a rate rise. The review is the same either way.
